Planning & Design with House Extensions Yorkshire.

Blackwell School requested a contemporary style external extension to their school, to use as a further classroom. This is the extension we provided for them. Using the gullwing roof we kept the ridge line and eaves height withing restrictions whilst still allowing a large head height and open space within the extension. The was another Yorkshire Based Extension.

 Planning Permission

Planning permission or planning consent is the permission required in the United Kingdom in order to be allowed to build on land, or change the use of land or buildings. Within the UK, the occupier of any land or building will need title to that land or building (i.e. "ownership"), but will also need "planning title" or planning permission. Planning title was granted for all pre-existing uses and buildings by the Town and Country Planning Act 1947, which came into effect on 1 July 1948. Since that date any new "development" has required planning permission.

Building Regulations

Building Regulations are approved by your Local Authority. They are a nationwide minimum standard by which all buildings must adhere to. They assess structural stability, energy use and heat loss (thermal efficiency).
Building Regulation drawings are a much more complicated procedure than planning. This would only be undertaken after Planning Permission had been granted. Once again, all Building Regulations submissions can be handled by us here at Sms Timber Frame.
At all stages of the build, the local Building Control Officer will check our compliance, ensuring you that all relevant standards are met.

To follow on from our design / planning services, we can provide building regulation packages to include working drawings, structural calculations and full technical data required by the Local Authority Building Control (LABC) for building regs approval.(Building Regulations approval is a requirement even if you are building under permitted development).
